Terms & Conditions
THE CONTRACT
The contract entered into is between Brian Bennett (the owner) and the person named on the booking confirmation form (the hirer).
The contract is not effective until the required payment has been received and confirmation sent from owner to the hirer.
BOOKING
The number of persons occupying a property must not exceed the maximum stated on the booking form otherwise we reserve the right for the booking to be terminated with immediate effect. Babies under 2 years are not normally counted as a member of a party unless they occupy a bed.
Please make sure all members of your party have a copy of the terms and conditions.
RESERVATION
Provisional reservations can be accepted by telephone or email and must be confirmed within 24 hours by payment of the required deposit. We reserve the right to cancel should our agencies book in between the provisional period.
To secure a reservation:
Complete all parts of the booking form and send with your cheque for 1/3 of the total cost of the holiday payable to ‘Mr Brian Bennett’.
The balance of the holiday is due 6 weeks prior to arrival.
CANCELLATION
Once a booking is confirmed the hirer is responsible for the total cost of the holiday.
In the event of cancellation by the hirer, the owner will endeavour to re-let the property and if successful may refund any monies paid less the deposit which is non-returnable.
BOOKING ALTERATIONS
If for reasons beyond it’s control the owner has to cancel or alter arrangements made for the hirer it will make every effort to offer an alternative property if one is available.
If the hirer does not accept the alternative offered the owner will return any monies paid, Whereupon the owner’s liability will cease.
DAMAGE, LOSS AND NUISANCE
The hirer agrees:
That the supervision of children, babies, and adults requiring any care remains the responsibility of the hirer at all times.
To be responsible for leaving the accommodation in good order and clean condition. Otherwise a cleaning charge will be levied.
To pay for any damage, loss however caused, excluding reasonable wear and tear incurred during occupation.
Not to cause nuisance or annoyance to occupants of nearby property.
To allow reasonable access to the property by the owner if necessary.
If in the opinion of the owner any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, Please let us know if you are planning to have fireworks and would you be so kind as to let neighbours know if this is the case as this is a friendly but residential area.
their contract will be discharged and the owner may repossess the property immediately. The hirer will remain liable for the whole cost of hire and no refund shall be due.
OCCUPANCY
Occupancy shall be from 4pm on the day of arrival to 10am on the day of departure, unless special arrangements have been made (the cleaners have only a limited time to prepare the property for the next guests, and you are asked to respect this).
A breakage and damage deposit of £200 per holiday is required and will be returned to you a few days after your holiday.
ELECTRICITY AND GAS
Meter readings are taken upon your arrival and on departure and will be charged for at the end of your stay.
PETS
Please inform all persons that we do not allow pets.
LIABILITY
It is advisable to take out holiday insurance to cover the period required as no responsibility is accepted for loss, or damage of property, vehicles or vehicle contents belonging to the hirer or any member of the party.
